JANUARY 07 - BOLSOVER GIVES VENT TO HOUSING UPGRADES



Thousands of Bolsover District Council tenants have improved living conditions as a result of an upgrade programme by the Council.

The Council has increased loft and cavity insulation, and, with additional funding, has now installed Glidevale G Range slate and tile ventilators in the roofs of approximately 2,500 properties.

Bolsover District Council Cabinet Member for Housing Management Councillor Duncan McGregor, said, “With the increased thermal insulation there was a risk that if the roofs were left unventilated, condensation could accumulate and cause structural damage to the property, and the damp could cause physical illness for the tenants. We therefore felt it in the best interests all round to add roofspace ventilation. Tile vents were the quickest, easiest and most cost-effective solution, and would cause minimal disruption to tenants. We have an established relationship with Glidevale, and receive good service.”

Part of the service included Glidevale surveying every roof involved in the project, and calculating the appropriate number of G5 tile vents/ roof- an average of six, each providing a guaranteed actual free ventilation area of between 20,000mm2 , to achieve ventilation requirements laid down in Building Regulations Approved Document F2 1995 and BS5250:2002.

Glidevale provides the widest range of slate and tile ventilators on the market, profile- and colour-matched to existing roof slates and tiles, including weathered and discontinued designs. Each G Range ventilator is designed to provide an aesthetic and unobtrusive solution to roofspace ventilation, and can be used on roof pitches from 20°- 60°. They offer a high resistance to driving and deluge rain.

The Glidevale vents have the added advantage of being the only complete range on the market which have been independently tested to achieve an AA fire rating, in compliance with Building Regulations Approved Document B4, which requires that all parts of the roof are fire-rated, and enabling unrestricted use regardless of proximity of neighbouring properties.
