MARCH 06 - SINGLE-SOURCING COMPLIANCE FOR BOTH FLAT AND PITCHED ROOFS
Planning constraints on the height of
a new development of apartments have been overcome by
Taylor Woodrow for Bryant Homes by innovative design
of the roof.
The site, College Fields in Widnes, faces a row of bungalows,
prompting planners to give permission for the pair of
the two-storey blocks comprising a total of 60 two bedroomed
apartments with the proviso the building height did not
impede the view for the established homes. Taylor Woodrow's
solution, to maintain an aesthetic exterior aspect, was
to design one of the blocks with two pitched elevations
front and back connected by a flat roof, so that from
ground level, the timber frame blocks give the appearance
of being pitched.
To ensure the construction fully complied with Building
Regulations, particularly Document F2 Condensation in
Roofs, Taylor Woodrow turned toAvonside Roofing, one
of its approved subcontractors, to design a roof
construction that provided adequate ventilation fot both
flat and pitched areas. As a result, Avonside utilised
Glidevale Protect A1 impermeable roofing underlay, Fulmetal
Rediroll eaves ventilation system, Premier in-Line Tile
Ventilators and MT5U flat roof ventilator terminals have
been fitted to the roofs by subcontractor Avonside
Roofing.
Tracey Slann, project QS, explained, "We needed to have
adequate ventilation to the roofs, but had to address
the combination of flat and pitched roofs. Avonside in
conjunction with Glidevale designed the scheme for us,
to ensure the roof complied with all Regulatory requirements,
and looked as aesthetically pleasing as possible because
of the homes across the road. "
Protect A1 is a third generation roofing underlay, developed
specifically to overcome the disadvantages of Type 1F
felt and plastic sheet materials. It was the first
real alternative to traditional 1F felt, and is BRE certified
to provide fully unrestricted use for wind uplift in
all exposure conditions. Completely waterproof, UV and
heat stabilised, it is unaffected by temperature changes
and can be used as a temporary roof covering before installation
of the roof tiles or slates. At only 7kg for a standard
roll, it is easy to manoeuvre on site, yet still has
the weight to resist wind noise.
Claimed to be truly universal, Fulmetal Rediroll is
a colour co-ordinated continuously ventilated aluminium
roll system which includes a unique mechanical fixing
for the ridge tiles. It is simply laid across the top
course of tiles or slates underneath the ridge tiles
to provide integral ventilation and resistance to rain
penetration, avoiding potential damp and condensation
issues in the roof void. Its metal construction means
it is rot proof and corrosion resistant, ensuring a longer
lifespan against conventional fabric- or thin polymer-based
systems. It eliminates the need for ridge fillers and
unions, fits all tile profiles, and requires no special
tools, meaning one product can be used for all appropriate
jobs, and regardless of weather, increasing the roofers'
productivity and profitability.
Premier In-Line Slate & Tile Ventilators are specifically
designed to be installed as part of the roofing process
and blend in with the roof profile, providing unobtrusive
ventilation at high level across the roof of up
to 10000mm 2 /m. They are AA fire rated, enabling unrestricted
use in pitched roofs regardless of proximity of adjoining/
neighbouring properties.
Glidevale MT5U flat roof terminal ventilators ensure
a nett free ventilation area of 20,000mm 2 /m and are
deluge and driving rain resistant. They can be used for
warm or cold deck roofs, and provide low resistance to
airflow.
