JULY 05 - SOVEREIGN HITS THE ROOF WITH GLIDEVALE TO HELP MEET DECENT HOMES DIRECTIVE AHEAD OF TARGET

Sovereign Housing Association Some 30+% of all housing- equivalent to 1.5million homes- falls below the Decent Home Standard, but Sovereign Housing Association is at the forefront of Government commitment to bring all housing up to standard by 2010.

The Association has begun a major three-year refurbishment programme of some 6,000 homes in its stock, to ensure they meet, and exceed, the Decent Homes Standard to provide a home that is reasonably modern and offers a reasonable degree of thermal comfort. Sovereign Housing Association has added its own internal additional requirements- balancing of thermal efficiency while avoiding condensation.

Works therefore involve improving insulation levels in the roof space- through which a large proportion of the home's warmth is potentially lost- and ensuring that the cold roof space is properly ventilated to levels compliant with current Building Regulations. As a result, each home in the programme will include Glidevale G5 tile ventilators, fitted by Miller Patterson.

The smallest ventilator for its air capacity on the market, the G5 ventilator projects above the roof surface by only 85mm and is only 225mm wide yet provides a guaranteed net free ventilation area of 20,000mm 2 /m. AA fire rated, it enables unrestricted use on the roof, regardless of proximity of adjoining property. It provides low airflow resistance combined with a high resistance to driving and deluge rain.

Mike Saunders, Sovereign Housing Association Building Surveyor, commented, "We want to provide affordable homes that are good to live in and have modern facilities, and we are investing more in our homes to achieve the Government's Decent Homes standards several years earlier than to 2010 deadline.

"The investment includes a major programme to improve the energy efficiency of our homes through extra insulation, above the minimum standards, and using Glidevale tile vents has enabled us to provide the appropriate roof ventilation as part of that project."

Glidevale is part of the Building Product Design Group, which specialises in roofing and ventilation products for the construction industry. The company undertakes a continuous research and development programme, to bring to market innovative yet practical products in line with changing requirements.
